Timeline Creation & Syncing:

Within 24 hours, we calculate all critical deadlines (inspection, appraisal, financing) and sync them directly to your calendar.

Third-Party Liaison:

We introduce ourselves to the clients, co-op agent, lender, and closing attorney to act as the main hub of communication.

Weekly Milestones:

We actively track the file's progress and send weekly status updates to all parties to keep the deal moving forward smoothly.

Brokerage Compliance:

We manage, organize, and upload all executed documents into your brokerage portal to ensure your file is 100% compliant.

Closing Logistics:

We coordinate the final walkthrough, confirm closing times, and ensure the closing attorney has your approved commission instructions (DA).

The Investment

Standard Single-Agency File (Buyer OR Seller):

$495 per file

Paid at the closing table. If the deal falls through due to a failed contingency, we do not charge our full processing fee. Instead, a minimal $75 termination fee is applied to cover the initial setup labor and compliance logging.

Dual-Agency File (Representing both sides):

$650 per file

Paid at the closing table. Covers the double-sided administrative tracking, compliance, and separate client communication tracks required to keep both parties securely managed.

The "Pre-Listing to Closing" Bundle (Add-on):

+$150 per file

For agents who want help before the contract is signed. Includes creating the listing file in your CRM, entering the property details into the MLS (draft status), gathering seller property disclosures, and scheduling the professional photographer.
